    The CityWave office complex, designed by BIG Bjarke Ingels Group, redefines the entrance to Milan’s CityLife District, standing out for its distinctive, wave-like shape

    Comprising two buildings (East and West), connected by a suspended structure approximately 140 meters long that forms a covered portico, City Wave will offer innovative and sustainable spaces for offices and shared functions.

    The 11,000 sqm curved roof hosts the largest photovoltaic park in Milan, generating approximately 1,200 MWh of renewable energy per year.

    Both buildings are designated primarily for office use, with shared amenities located on the lower floors, including a business centre, lounge bar, and other common facilities.

    Manens coordinated the multidisciplinary team, overseeing structural design (by Holzner-Bertagnolli), façade engineering (by Faces), and the integration of building connectivity infrastructure.

    CityWave integrates advanced solutions for energy efficiency and environmental sustainability:

    • High-efficiency refrigeration systems equipped with inverter technology.
    • Adaptive building systems employing both centralised and decentralised automation to manage natural daylight, artificial lighting, indoor temperatures, and overall internal environmental conditions.
    • Use of geothermal energy from groundwater for cooling, heating, and domestic hot water production.
      A high-performance external envelope, featuring a triple-glazed façade designed to maximise thermal and acoustic insulation.
    • 98% of workspaces benefit from natural daylight and direct views of the exterior.
    • nZEB (nearly Zero Energy Building), with 68% of total energy demand supplied by on-site renewable sources, and the remaining share covered by off-site renewable energy.

    During the fit-out phase, the building systems were customised to meet the tenant’s specific requirements, with targeted modifications and upgrades implemented on top of the original base building specifications.
