The redevelopment project of the complex at Corso Italia 23, in the heart of Milan, has transformed an iconic 1960s building into a contemporary, high-performance campus, which in September 2024 became Deloitte’s new Milan headquarters

The intervention involved the historic building originally designed by architects Gio Ponti, Piero Portaluppi, and Antonio Fornaroli. Today, it stands as one of the finest examples of sustainable and innovative urban regeneration in Europe.

Building A, facing Corso Italia, stands out for its architectural significance and houses offices on all floors, characterized by large glazed surfaces that maximize natural light. Building B1, the largest of the three, offers openspace office areas designed for maximum flexibility. Below the courtyards, a newly constructed basement volume accommodates an auditorium, along with shared spaces such as technical rooms, parking areas, and part of the Food Court.

The MEP systems, fully designed using BIM, addressed the challenge of integrating advanced technologies into an existing structure to ensure high performance, comfort, and functional adaptability. 

The solutions implemented focus on occupant well-being and energy efficiency: the building uses groundwater for heating and cooling, features seasonal free-cooling systems, high-efficiency heat recovery units, and radiant ceilings for both heating and cooling. Active chilled beams are used in high internal load areas, while photovoltaic panels are integrated in line with the building’s architectural language.

Building A is also equipped with a double-skin ventilated façade to reduce winter heat loss and mitigate summer solar gain. Thanks to these strategies, along with the quality of the building envelope, the complex meets NZEB requirements and complies with both WELL Building Standard and LEED Gold certification targets.
