The redevelopment project of the complex at Corso Italia 23, in the heart of Milan, has transformed an iconic 1960s building into a contemporary, high-performance campus, which in September 2024 became Deloitte’s new Milan headquarters
The intervention involved the historic building owned by Allianz, originally designed by architects Gio Ponti, Piero Portaluppi, and Antonio Fornaroli. Today, it stands as one of the finest examples of sustainable and innovative urban regeneration in Europe.
The architectural design was led by Skidmore, Owings & Merrill (SOM), while Manens was responsible for MEP design, environmental sustainability consulting, and Smart Building strategies, adopting an integrated and holistic approach. The entire process was developed within a BIM environment.
Special care was taken to integrate all the technologies required to ensure functionality, efficiency, and comfort within the existing structure. The result is a smart-ready building, designed to ensure flexible use and occupant well-being, and capable of adapting to future reconfigurations from single to multi-tenant.
The building was designed to meet NZEB (Nearly Zero Energy Building) requirements, with a strong focus on the building envelope and key consumption parameters for HVAC, lighting, and domestic hot water, as well as on-site renewable energy generation.
