The design of the new Intesa Sanpaolo headquarters represents an innovative approach, integrating cutting-edge architectural, structural, and engineering solutions. The building serves as a connector to the city, blending private and public spaces and functions within the Porta Susa district.
At 167.25 meters tall—just shy of the iconic Mole Antonelliana—the tower rises across 44 floors and houses the bank’s main operational offices in its central section. It features two areas open to the public: a lower volume with a spacious, transparent entrance hall and a highly flexible auditorium that can be configured for conferences, concerts, or exhibitions; and an upper volume, where the executive and presidential offices occupy the top office floor.
The tower’s uppermost three levels offer sweeping views of the city and include a glass bioclimatic greenhouse, a restaurant overlooking a garden, an exhibition space, and a café with an outdoor terrace.
Below ground, the first basement level hosts a staff canteen and a nursery, while the lower levels accommodate a 320-space car park and the main technical systems.
The building’s mechanical systems are designed with sustainability at their core. Heating and cooling are provided by a geothermal system that draws and returns groundwater with zero atmospheric emissions. Rainwater is collected in dedicated tanks and reused to irrigate green areas and flush toilets.
Electricity comes from renewable sources, supplemented by 10,600 square meters of photovoltaic panels on the south façade. The east and west façades are wrapped in a double-skin system of steel and glass, equipped with motorized shading devices that create a thermal buffer. A network of sensors regulates their movement to optimize natural light and solar heat gain throughout the day.
Interior lighting is primarily LED-based and adjusts automatically based on natural daylight and occupancy. The HVAC terminal units feature suspended, micro-perforated radiant ceiling panels, ensuring excellent thermal comfort.
Thanks to its advanced environmental and comfort-driven design, the tower has earned LEED Platinum certification in both the “New Construction” and “Existing Buildings: Operations and Maintenance” categories.

The new De Gasperi Est Business Center (CDE), set to become ENI’s new headquarters, will be located in San Donato Milanese (MI). Comprising three interconnected buildings, the CDE will house ENI’s entire operational and executive staff, serving as the central hub for the company’s technical and organizational structures.
