Work Methods
Sustainability and environmental protection are the foundation and strategic principles guiding our design approach, and we follow this operational framework:
Designing buildings based on regenerative principles or near-zero energy consumption (NZEB – Near Zero Energy Building);
Adopting the best available innovative solutions and technologies to minimize the energy demands of building systems;
Minimizing the environmental impact of systems related to non-renewable energy consumption (during building operation) through mindful design focused on indoor environmental quality and maximizing the use of renewable energy sources;
Promoting solutions and system strategies that extend the lifecycle of technological systems, reducing the need for major modifications through high flexibility;
Organizing system layouts to ensure easy maintenance throughout the building’s lifespan, thus extending its useful life;
Prioritizing solutions, strategies, and technologies selected according to LCA principles, meaning they should be easily disassembled and/or reused, dismantlable, made with recycled content, and certified for their environmental characteristics;

Commitment
Manens applies the principles of sustainability throughout all its processes, starting from the offer of its professional services to potential clients, with the aim of minimising the environmental impact of the works and services to be delivered. Sustainability is not only understood in terms of energy, but also in relation to dialogue with the territory, resource consumption (both renewable and non-renewable), and spatial comfort, in line with the most recent definitions.
From this perspective, the ultimate goal that Manens strives to achieve is to ensure that every built intervention not only improves the quality of life of a group or individual, but also minimises waste, reduces pollution, conserves energy and natural resources, and preserves the land and its habitats. Moreover, sustainability is not seen merely as a matter of "energy efficiency" or "green" building design: true sustainability must address all building and plant processes through an ecological design philosophy.
This philosophy is also reflected in Manens’ dissemination activities, aimed at promoting awareness of environmental issues in the construction market. Personnel
In carrying out its activities, Manens relies on highly specialised personnel capable of ensuring the highest standards of excellence and professionalism, and of collaborating actively with all other specialists involved in projects and construction sites.
To this end, Manens implements a continuous training programme for the professionals involved in various activities and environmental sustainability issues, addressing specific needs as they arise. Key training topics include:
- Technological innovations in the field of building systems;
- Energy efficiency and renewable energy systems;
- Environmental legislation and regulations;
- Minimum Environmental Criteria issued by the Italian Ministry for the Environment;
- National and international energy-environmental certification systems (LEED, BREEAM, WELL, ITACA);
- Developments in scientific research related to environmental sustainability;
- Digital tools for simulating building environmental performance;
- Design and management software.
All training activities for Manens personnel are properly recorded within the company’s internal management system to monitor skills and plan future actions.
Recognising the importance of environmental sustainability in project development, Manens strengthens its design activities with the support of a dedicated specialist unit: the “Building Physics” team. Within this unit, advanced expertise has been developed in building simulation (acoustic, lighting, energy, comfort) and environmental certification, supporting the standard design process with the aim of applying sustainability principles and ensuring compliance with environmental impact reduction criteria as outlined above.
Operating Methods and Internal Improvement Objectives
Environmental performance goals are periodically set to mitigate the direct impact of Manens’ office operations. Performance will be monitored with reference to, where applicable, environmental certification standards such as LEED, BREEAM, WELL, and ITACA.
The short- and medium-term objectives include:
- Regular maintenance of systems to ensure they operate at peak efficiency and meet safety standards;
- Maximising effective waste sorting of all types generated at company sites;
- Implementing policies to reduce paper consumption and, where printing is necessary, encouraging:
- Reduced paper use through digital alternatives;
- Use of sustainable materials such as FSC-certified paper and environmentally compatible inks and toners (eco cartridges or long-life alternatives to reduce waste);
- Use of recycled paper for internal purposes, with waste paper collection points near printers;
- Scaled printing and plotting to reduce paper consumption, with double-sided reproduction where possible;
- Encouraging the use of energy-saving equipment and systems for automatic lighting control in common and transitional spaces;
- Setting devices (printers, PCs, etc.) to enter low-energy modes after periods of inactivity;
- Encouraging catering suppliers to use sustainable products (e.g. low-impact packaging and hot beverage containers made from renewable resources) to support “plastic-free” initiatives;
- Promoting the use of eco-friendly cleaning products for office and plant maintenance;
- Ensuring no soil contamination from motorised maintenance equipment in green areas.

Workplace Safety
Principles
Manens, firmly believing that the most important success factor for any company lies in the professional contribution of the people working in it, in an environment of mutual trust and integrity, recognizes the central role of human resources. In particular, the company’s ethical principles:
- require that personnel selection is based on objective and transparent criteria, ensuring equal opportunities for all candidates;
- require that all personnel are employed under a regular employment contract;
- forbid any form of undeclared or irregular work;
- forbid all forms of discrimination against collaborators;
- require the safeguarding of workers’ health and safety, demanding both the implementation of safe activities to protect health and the provision of adequate training and information on safety risks, in compliance with current legislation according to the type of activity performed;
- require that directors, staff, collaborators, auditors, and statutory auditors comply with internal regulations, the obligations deriving from their roles, employment contracts, internal policies and procedures, and report any violations or cases of physical, verbal, or digital abuse—either directly or anonymously—through the available channels (whistleblowing tool, internal virtual help desk on the HR-Zucchetti platform).

In carrying out its activities, Manens’ Management considers the protection of human health and workplace safety a fundamental duty. It therefore commits to pursuing continuous improvement objectives in health and safety by allocating human, material, and financial resources. Manens’ Management defines, communicates, and shares with all internal and external collaborators the objectives to be pursued in accident prevention and control, to safeguard people and the environment. The Company is fully aware that the active contribution of each individual is essential for achieving these goals and for maintaining the highest levels of health and safety.
Approach
To this end, the Management has issued a Safety Policy and implemented an occupational health and safety management system, reaffirming its own and the entire organization’s commitment to:
- fully comply with all applicable health and safety laws and regulations relevant to its activities and services;
- allocate adequate resources in all offices to ensure a proper Occupational Health and Safety Management System and provide safe and healthy working conditions aimed at eliminating hazards, preventing work-related injuries, and reducing risks;
- promote all initiatives necessary to prevent incidents, whether major or minor, that could compromise the safety of staff or surrounding communities, through identification and analysis of risks associated with the work being performed or resulting from changing conditions;
- perform a thorough analysis of hazards and risks for all workers present at construction sites where Manens acts as safety coordinator, to eliminate or mitigate such risks;
- encourage initiatives for consultation and participation of collaborators and their Safety Representatives, through targeted training, awareness-raising, and sharing of information;
- raise awareness and inform all employees and external collaborators of the need to comply with applicable safety and hygiene regulations when operating at Manens’ premises;
- manage equipment, products, and consumables appropriately, and apply procedures that ensure the safety of both workers and individuals living or working near company sites;
- promote transparent and collaborative relationships with public and private entities and local communities.
The Integrated Management System (IMS) Manual, developed by standards UNI EN ISO 9001, UNI EN ISO 14001, UNI ISO 45001, and UNI/PdR 125, along with all related documents, testifies this commitment and serves as the operational guide for the certified management system, validated by an Accredia-accredited third-party organization.
Personnel
In conducting its activities, Manens’ Management identifies and appoints personnel assigned to the Prevention and Protection Service (SPP), ensuring gender equality in the process. These individuals cooperate with the Management in pursuing workplace safety.
Manens implements a continuous education and training program for individual roles and SPP staff. Key areas of training and education include:
- training SPP personnel through specific courses provided by accredited bodies and encouraging ongoing internal training in addition to legal requirements, to ensure prompt and effective response in emergencies;
- adequately training all employees at the start of their employment;
- educating all collaborators on emergency procedures through annual evacuation drills;
- annually reviewing the Risk Assessment Document and emergency plans for each location, addressing any issues arising from unsafe behaviours.
In collaboration with the appointed occupational physician, Management promotes health surveillance and wellness programs to safeguard worker health. This includes:
- conducting pre-employment medical exams to assess fitness for the specific job;
- conducting periodic medical check-ups to monitor the ongoing health of workers and verify continued fitness for their assigned tasks.
Workplaces
Another key objective for Manens is to minimize direct risks in the work environment while providing comfortable, healthy, and safe workplaces for employees, collaborators, and visitors. This is achieved through the following measures:
- performing regular maintenance of building systems and equipment to ensure ongoing safety for all occupants;
- regularly reviewing maintenance and management procedures for operational sites based on identified issues and updates to laws and safety regulations;
- developing, implementing, and updating the health and safety management system and emergency plans specific to each site;
- developing and implementing safety coordination plans during the execution phase of works, including risk assessments tailored to each worksite and task;
- annually reviewing the Risk Assessment Document concerning workplace hazards;
- using finishing materials, equipment, and consumables that are free from risks to human health and aligned with the environmental policy principles of using recycled, recyclable, or refurbished products when available, cost-effective, and compliant.
Continuous Improvement
Manens’ Management and all individuals involved, as outlined in Legislative Decree 81/2008, commit to continuously monitoring health and safety management. This is done through internal audits of relevant aspects, ensuring compliance with applicable legislation and considering external recommendations where applicable.
Each year, during the Management Review, the safety policy and the entire system are reassessed to evaluate their effectiveness and identify any need for updates. Objectives and improvement programs for the following year are defined and communicated to all personnel and company stakeholders.
