The redevelopment of the iconic building owned by Allianz, located in Corso Italia 23 in the heart of Milan, has achieved LEED Platinum and WELL Gold both for the Core & Shell category. This significant achievement reflects the integrated approach to sustainability, well-being, and efficiency pursued by Allianz Real Estate, with architectural design by Skidmore, Owings and Merrill – SOM, and Manens providing consultancy for MEP systems, environmental sustainability, and Smart Building strategies.
Originally designed in the 1960s by the architects and designers Gio Ponti, Piero Portaluppi, and Antonio Fornaroli, the complex has been transformed into a contemporary high-performance campus while maintaining a strong connection with the original project and urban fabric.
The results achieved under the LEED certification framework highlight the project’s outstanding
environmental performance:
- 30% reduction in energy consumption (according to ASHRAE 90.1 baseline)
- 52% savings in outdoor water use, (according to LEED baseline)
- 75% reduction in indoor potable water use (according to LEED baseline)
- 100% of stormwater is managed on-site
- 96% of construction waste diverted from landfill
- 100% low-emitting materials used for paints, coatings, adhesives, sealants, and flooring
Besides energy performance, the project strongly emphasizes user comfort and the quality of interior spaces, according to WELL certification requirements: ample natural light, accessible green spaces, and environments designed for social interaction, focus, and everyday well-being. A key
feature of the project is the central courtyard, designed as a garden that serves as a gathering space and a connection hub.
The permeability between indoor and outdoor areas, green rooftops, and shared spaces for fitness, relaxation, and collaboration reinforces the idea of a vibrant and flexible workplace, designed to foster interaction and attract talent.
Since September 2024, Corso Italia 23 is hosting Deloitte’s new Milan headquarters, bringing together over 6.000 professionals in a single location. The complex now stands as one of the most sustainable and innovative offices in Europe — a successful example of how urban regeneration can integrate environmental performance, innovation, and architectural heritage.
