Italia 23 achieves LEED Platinum and WELL Gold certifications for Core&Shell

The redevelopment of the iconic building at Corso Italia 23, in the heart of Milan, has earned LEED Platinum and WELL Gold certifications in the Core & Shell category. This important milestone reflects a fully integrated approach to sustainability, occupant well-being, and efficiency. The architectural design was led by Skidmore, Owings & Merrill (SOM), with Manens providing consultancy services for MEP systems, environmental sustainability, and Smart Building strategies.

Originally designed in the 1960s by the architects and designers Gio Ponti, Piero Portaluppi, and Antonio Fornaroli, the complex has been transformed into a contemporary high-performance campus while maintaining a strong connection with the original project and urban fabric.

The results achieved under the LEED certification framework highlight the project’s outstanding environmental performance:

  • 30% reduction in energy consumption according to ASHRAE 90.1 baseline
  • 52% savings in outdoor water use, according to LEED baseline
  • 75% reduction in indoor potable water use, according to LEED baseline
  • 100% of stormwater is managed on-site
  • 96% of construction waste diverted from landfill
  • 100% low-emitting materials used for paints, coatings, adhesives, sealants, and flooring

Beyond its energy performance, the project places a strong emphasis on user comfort and the quality of indoor environments, in line with WELL certification principles. Key features include abundant natural light, accessible green spaces, and environments designed for social interaction, focus, and daily well-being. A central courtyard, conceived as a garden, serves as both a gathering space and a connection hub. The fluid transition between indoor and outdoor areas, green rooftops, and shared spaces for fitness, relaxation, and collaboration reinforces the idea of a vibrant, flexible workplace designed to foster interaction and attract talents.

Since September 2024, Corso Italia 23 has been home to Deloitte’s new Milan headquarters, bringing together over 6.000 professional. The complex now stands as one of the most sustainable and innovative offices in Europe — a successful example of how urban regeneration can integrate environmental performance, innovation, and architectural heritage.
